Flex Tube Drains Under the Bathroom Sink: What to Know

Open the cabinet under a bathroom sink and you may find a flexible, ridged (corrugated) tube where a smooth-wall trap would normally be. Here is what that tube is, why it can slow a drain, and what a home inspector looks at there. If you are buying, selling, or living in a home around Granbury, Weatherford, Aledo, or Fort Worth, this applies to you.

What a flex tube drain is

Under a sink, the drain leaves the basin, passes through a trap, and connects to the wall. The trap holds a small amount of water that keeps sewer gas out of the room. A flex tube is a bendable, ridged plastic piece that some installs use in place of the rigid, smooth-wall trap parts.

Why the ridges can slow drainage

The ridges on the inside of the tube give hair, soap residue, and other debris places to catch. Smooth pipe lets water carry more of that material through. Over time, buildup in the ridges can slow the sink.

Not every flex tube drains badly. A slow drain can also come from a clog elsewhere in the line, a stopper that traps hair, or a vent problem.

What we look at during an inspection

A Texas home inspection is a visual, limited look at what is visible and accessible on the day of the inspection. For plumbing, that includes the fixtures and the visible drain and supply lines. At a bathroom sink, we check:

  • The drain lines and connections under the sink that we can see and reach
  • Signs of past or active leaks, such as stains, moisture, corrosion, or damage to the cabinet floor
  • Whether the sink drains the way it should when we run water in it
  • The visible material of the drain lines

An active leak or a sink that drains poorly is reported.

What a flex tube does and does not mean in a report

A flex tube by itself is not automatically a deficiency. If it is leaking, loose, damaged, or the sink drains slowly, we report that condition. If it looks like it could hold debris but the sink drains normally on inspection day, we may mention it as an observation. We do not diagnose the cause of a slow drain or say how long a part will last.
