Home Inspector in Weatherford, TX
Shadow Inspections provides TREC-licensed home inspections in Weatherford and across Parker County. This page explains what a Texas home inspection includes, what it leaves out, and local details that matter when you're buying or selling here.
What a Texas inspection covers
Texas home inspections follow TREC's Standards of Practice, the minimum requirements for inspecting one-to-four-family homes. The inspection is a limited visual survey of the structure, electrical, heating and cooling, plumbing, and built-in appliances. It reports the home's general condition at the time of inspection. It does not determine code compliance, and it is not a warranty or a guarantee.
Older and historic homes
Downtown Weatherford is anchored by the 1886 Parker County Courthouse and a National Register historic district. In any older home, wiring, plumbing and roofing may predate current practice. The inspection notes problems it finds in those systems. It does not determine the age or remaining life of a system, or whether it meets current code.
Foundations
The inspector gives an opinion on how the foundation is performing, based on visible signs such as doors that bind, sloping floors, separations at framing or trim, and cracks in walls, floors or ceilings. It's an opinion drawn from visible conditions, not an engineering evaluation. Very tight crawlspaces may not be entered.
Roofs and hail
The inspector looks at the roof covering from the roof surface when that can be done safely and without damaging the roof. The report covers the roof type, signs of water penetration and past repairs, and problems with flashing and penetrations. Hidden hail damage and a roof's remaining life aren't determined. If hail damage is a concern, ask a roofing specialist to evaluate it.
Growth and new construction
Parker County had 148,222 residents at the 2020 Census, and Census Bureau estimates put its growth at about 24.6% through July 2025. A new home is inspected the same way as an older one. The report documents conditions seen on inspection day. It is not a code review or a builder warranty.
Optional systems: wells and septic
Private water wells, private septic systems, irrigation systems, pools and spas, and outbuildings are optional systems. They aren't part of a standard inspection and are covered only when added. A well inspection typically includes a recommendation for water testing but doesn't determine how reliable the water supply is. A septic inspection doesn't involve excavation and doesn't determine the system's size, adequacy or efficiency. Ask for any optional systems when you request a quote.
Septic permitting outside city limits
In the unincorporated area of Parker County, the county's Permitting Department regulates and permits on-site sewage facilities. If you're buying or selling a property on a septic system, our Texas septic guide covers pumping intervals, aerobic system maintenance requirements, and when repairs need a permit.
